1) Marketing & Promotion: Get the Word Out about Your AirBnb Listing
You can create a dedicated website with a blog section that provides constant updates about your listing and related featured attractions in your area. The key is to use a seller with high ratings who also uses natural promotion tactics to increase your organic following — meaning they won’t buy fake or phony followers.
Watch out for sellers you will promise thousands of followers in a short time. Reputable sellers will increase your account following by 10%-20% every 30 days or so. It’s a slow method, but it means quality followers.
2) Create a Stunning, Honest Profile
Describe your hosting personality and be honest. Are you going to be around a lot to help your guest or are you more ha?ds-off. If you are a hands-off host (meaning you only come around if the guests request your help), then make that clear in your profile. If you are renting a room only and have a “party house” with frequent visitors and noise into the wee hours of the morning, let it be known in your profile that you expect your guests to party along, too. Whatever your style of hosting and hospitality is, try to be as transparent as possible.

If you have a special feature that’s not on their list, take a photo of it and highlight it in the listing in the description area. A suggestion: when deciding on what amenities to provide, think of what you would want or need if you as a guest. 6) Special Touches
Leave a handwritten welcome card for your guests’ room. Have a tray with a carafe of water, glasses and snacks. Also, put a little chocolate mint on their pillow. All of these seemingly small touches make the guests feel more at home and relaxed. Guidebooks and guests books will make hosting easier and guests feel even more welcomed. Your guidebook could be a nice binder with tabbed sections that include: “House Rules,” “Electronic Instructions,” and “Local Recommendations.”
A guest book provides a place for guests to leave a parting note. Reading the notes will not only give you “warm fuzzy” feelings but also get give you a sense of what your guests like most (or least) about your accommodations. It can be a tool to get valuable feedback to improve your listing or even head-off potentially negative reviews.
7) Be Professional

Make sure everything is in working order and that you are easy to reach during the time of your guests’ stay. It could be exhausting if you get a high-maintenance guest, but remember- this is what you signed up for! You are getting paid to render a complete, professional service around hospitality. Your aim should be to please.
8) Keep it Clean
Thoroughly clean your Airbnb room after each guest departs. In doing so, you are ready ahead of time for your next guests. If you have tight space between bookings, consider hiring a cleaning person or crew to handle the thorough cleaning needs.
9) Impersonal is Best
If possible, use neutral decor and avoid flamboyant, busy designs. Yes, it is your home and you have your own style, but make the room comfortable for people of all walks to stay there. For example, frilly pink blankets and purple paint might be off-putting for a business traveler who is expecting a quiet, tween-free zone.
